The ambitious redevelopment project for the Ragheno site in Mechelen has reached an important milestone. MRS nv, a 50/50 SPV of AG Real Estate and Vooruitzicht, is delighted to have obtained a final and enforceable subdivision permit for the first development phase of the project.
This first phase (known as Ometo-Gemaco) comprises the construction of three buildings with a gross floor area (GFA) of 27,780 m² for residential use and 900 m² GFA for commercial use. AG Real Estate and Vooruitzicht own a total of 10 hectares on the entire Ragheno site.
With no less than 50 hectares strategically located south of Mechelen station, the Ragheno site, which currently consists mainly of offices and SMEs, will be redeveloped and transformed into a sustainable, multifunctional and green urban district in the coming years.
The spatial implementation plan (RUP) provides for:
- 2,750 homes
- 140,000 m² of offices and services
- 32,000 m² of commercial facilities
- a new 14.6-hectare city park
With a view to construction, OVAM has already issued a tender for the necessary soil remediation work. Thanks to a closed “brownfield” covenant, the project will receive administrative, legal and financial support.
Following this initial phase, AG Real Estate and Vooruitzicht will apply for the building permit by the end of the year. We hope for a positive outcome and a start to construction in the second quarter of 2026.
